Arrowhead Real Estate

Local knowledge. Experienced representation.

Arrowhead isn’t just an area I work in, it’s where I live. I’ve spent more than 20 years helping buyers and sellers throughout the Valley, and my experience living and working here in Arrowhead gives me an especially close understanding of the neighborhoods, homes, and market dynamics that make this part of the Valley unique.

Six neighborhoods, one name

People say “Arrowhead” as though it were one place. It is really six, divided by the Loop 101. Each one has its own housing stock, its own buyers, and its own price behavior. South of the freeway, the Country Club section also holds three townhome and condominium communities, which trade on their own terms and are not counted in the single-family figures below.

What did a home like mine sell for?

Set the filters to match a home and see what comparable Arrowhead properties actually closed for. Defaults to the past 180 days, because a comparable sale loses its usefulness quickly. Recorded single-family sales only, not estimates. Condos and townhomes are not included yet.

Neighborhood by neighborhood

Single-family sales split along the roads on the map above. Price and days on market reflect the prior month, or the prior 90 days where a month held too few sales to be meaningful. Size, age and amenity share cover the full history.

Value since 2019

Single-family sales by year and neighborhood, 2019 through 2026. Price per square foot is the better measure of what a given home is worth, because median sale price also moves when the mix of homes selling changes.

What it’s actually like to live in Arrowhead

Arrowhead Ranch spans the Peoria and Glendale border in the Northwest Valley, anchored by the lakes, the golf courses, and a master-planned layout that’s made it one of the most sought-after communities in the Northwest Valley for over two decades.

It’s a community people move to and then don’t leave. Families put down roots for the schools and the parks. Empty nesters downsize within a mile of where they raised their kids. And a steady stream of buyers move here specifically for the lake and golf lifestyle you can’t easily find elsewhere in the Valley at this price point.

I don’t just know the comps here. I know which streets back up to the lake without lake-view pricing, which golf-course lots actually have views versus just proximity, and which pockets have quietly appreciated faster than the rest of the Valley.

A district families move here for

Arrowhead is served by Deer Valley Unified School District, with several area schools earning an “A” rating from the Arizona Department of Education, including Sierra Verde STEAM Academy, Highland Lakes Elementary, Legend Springs Elementary and Mountain Ridge High School.

School boundaries are one of the most common questions I get from buyers relocating here, and they don’t always follow the lines people expect. If a specific school matters to your search, it’s worth confirming assignment street by street before you fall in love with a house.

How Arrowhead came together

Citrus orchard in bloom, the kind of grove that once covered Arrowhead Ranch
Before the neighborhoods, this was citrus country.

Long before the first homes went in, this was farmland. Arrowhead Ranch began as a working citrus ranch, thousands of orange and lemon trees planted in rows across the open desert at the base of what is now Thunderbird Conservation Park. Growers came here for a simple reason: canal and well irrigation had made the land farmable, and the mild winters and long growing season of the Sonoran Desert were nearly ideal for citrus. The groves were sold off for development in the late 1970s, and the ranch name stayed with the community that replaced them.

Arrowhead Ranch grew in stages beginning in the 1980s, with its earliest neighborhoods developing around the original country club and golf course. These established areas are known for mature landscaping, lakes, and a classic residential feel that still defines much of Arrowhead today.

Development continued through the late 1980s and 1990s with communities such as Hamilton Arrowhead Ranch, Hearthstone, and Arrowhead Lakes. Arrowhead Lakes added a distinctive waterfront character, while newer sections expanded the community north and west.

By the 1990s and early 2000s, areas such as Sierra Verde completed much of Arrowhead’s growth, creating the mix of golf-course, lakefront, and traditional neighborhoods that make up the broader Arrowhead area today.

Local familiarity changes the outcome

If you’re buying in Arrowhead, you’re not just choosing a home, you’re choosing which pocket fits how you actually want to live. I help buyers understand the real trade-offs between lake access, golf-course living, and the quieter established interior streets, based on two decades of actually placing people in these neighborhoods.

Priced and positioned by someone who lives it

Selling in Arrowhead means competing with homes I’ve personally walked through, in a market I track from the inside. That local, block-by-block familiarity is what shapes accurate pricing and marketing that actually resonates with the buyers looking here.

This is my backyard.

If you live in Arrowhead, or you’re thinking about it, I’m happy to talk through what’s actually happening on your street. No pressure. Just local, honest advice from someone who’s here.
